Kingsley Guest House has been a popular Bed and Breakfast in the south side of Edinburgh for over 30 years.
Now owned by Alan and Allison, we hope to provide you with a home away from home. Whether you are here to visit our beautiful and historic city, attend the nearby University or for work, you will find we are flexible and accommodating to your needs. We have a family room that can sleep five, a triple room, a double room and a king sized double room on the ground floor. We have a twin room with separate shower room and a new single room that is proving popular with lone travellers.

Aidy Mendez5 StarThe house is really pretty, easy to locate and with a bus station right next to it that will take you to old town in 10min in case you don’t want to walk. The room is beautiful, clean, spacious and the bed is very comfortable. The hosts are really kind and will try to help you with anything you need. Breakfast was delicious, home made and with great coffee. I definitely recommend this guest house :)Monday 11th July 2022
Ioanna Ntogkantzi5 StarVery happy with our room, clean and tidy, plus great breakfast. There's is free parking in surrounding streets and a bus stop 10 meters away. Buses passing every 5 -10 min during the day and 3 night buses as well. I prefer not to stay at impersonal,noisy hotels at the city center and this place is just perfect. Would definitely try and book here for my next visit in EdinburghTuesday 29th March 2022

Jeremy Jones5 StarStayed back in July 2019. Lovely place with a super comfortable bed, and a great breakfast. Right on the bus line so only a few minutes to get back into the downtown touristy area.
