The worst people to do property with. They will be in touch with you nicely and regularly until you pay the first bill, once they find out that you are stuck with them,they will never answer your call and never answer your question they are very slow a month job will take them 3 months.😞

My grandmother lives overseas and began using this firm to facilitate a purchase in the uk. At first we were never speaking to the same person, she approved me to speak on behalf of her because of the time difference etc, she wrote and email and a letter to them stating that i would be her representative in the uk, and still I kept getting told I needed to be noted as someone who could speak for Her, no one had noted it! It took several emails and a phone call to finally be noted. Then we were assigned to Nabila going forward and most of our communication was with her. We were asked for documentation, and we would send it only to then be asked to have it notarized when the original email never stated this. Then we’d later receive a request for more documents which also needed to be notarized . We requested a list of the complete needed documents so she could gather it all at once, this was never received. Could have saved her several trips to her lawyers. We were then asked for a copy of her birth certificate and never received an explanation why, then we were asked for her marriage certificate which we already had explained she’s been divorced for 10+ years! Had nothing to do with this purchase whatsoever, none of this is necessary documentation for a purchase . We requested an explanation via email, no response. We called and were told Nabila was on another call and she would call back, 3 days we never received a call back. We were able to complete the purchase through another solicitor without the birth certificate of marriage certificate, and they gave us a list of the needed docs at the very start. Very strange requests.. and poor communication . This was all within about 2 weeks. Don’t use this firm.

Having bought three houses through Nabila Butt I would like to feedback my experience. Overall I found the process to be consistency frustrating and stress-inducing. Consistently documents were returned last minute adding stress and cost. In particular mortgage documentation was returned days before the completion date rather than following the availability of the documentation. As this required Independent Legal Advice to be sought we were required to change plans at last minute and seek uncompetitive short notice advice. It appeared the documentation was just held until completion was imminent then processed in a hurry. Similarly emails often went unanswered, most glaring for nearly a month after searches were requested and paid for one property we heard nothing for nearly a month despite emailing and leaving messages. Eventually we found out the searches had not been not issued, delaying the house sale and creating a rush to complete before the mortgage expired. At best Birchall Blackburn were adequate and a number of conveyancing support staff, Clair Rossall in particular, typically replied to emails in a prompt and informative fashion. Of Nabila we heard very little throughout. In addition I must say the process of instructing Birchall Blackburn was inefficient and pointless. For the 2nd two properties we were required to go back through new business taking weeks and apparently triggering additional referral payments for the estate agent for the 1st property. Finally we were disappointed to see significant additional fees had been added to the initial quote which if we had known of these in advance we may have reconsidered using Birchall Blackburn.

Great service from start to finish. Initial interaction with the web portal is very practical to upload documents, rather than posting them. As first time buyers, we appreciated the time spent to explain everything to us. Communication was clear, quick and efficient (95% email). Being the other side of the country from us did not cause any issue. Price was competitive and pricing structure clear. Overall a very good service, we would recommend and not hesitate to use them again !
